Business days skip weekends but not holidays. The lease's notices section decides how notice must be sent and when it counts as given. This is date arithmetic, not legal advice.

How notice windows work

Most renewal options say notice must be given "not less than nine (9) months nor more than twelve (12) months prior to the Expiration Date." That sets a window: a first day and a last day. Termination and kick-out rights often work the same way.

The last day gets the attention, but the first day can matter too. Depending on the lease, notice sent before the window opens may not count. Our guide on how renewal notice windows work covers delivery, conditions, and how amendments move the dates.

For one lease, a calculator and a calendar entry work. Across many locations, each with its own clause, amendments and notice address, they get missed. That's what NoticeDay does: it reads every lease and amendment, works out each window, cites the section and page, and reminds the people who handle that location. See the checklist of critical lease dates for the rest.

Questions

How do I work out a renewal notice deadline?

Start from the lease's expiration date and count back the notice period the renewal clause gives, such as nine months. If the clause also says "not more than twelve months," count back that period too to find the first day notice may be given.

Is nine months the same as 270 days?

No. Nine months before August 31 is November 30. 270 days before August 31 is December 4. Use the unit the lease uses.

What if the deadline falls on a weekend?

It depends on the lease. Some leases move a weekend or holiday deadline to the next business day, and many say nothing. The calculator shows the business day before so you can plan around it.

Does the calculator know my lease's rules?

No. It does the date arithmetic. Your lease's notices section says how notice must be delivered, to which address, and when it counts as given. Those can change the answer.

What if the expiration date isn't a fixed date?

Many leases define expiration from the rent commencement date, for example the last day of the month of the tenth anniversary. Work out that date first, from the commencement letter if there is one, then use it here.
